Retained by a US based technology company to sub-let or surrender 15,000 sq ft, of committed space.


The Challenge  

A tight timeframe of only six months in a softening market with tepid tenant demand and landlord resistance.


The Result  

By leveraging our extensive connections and directly marketing the asset, a replacement tenant was successfully sourced within the timeframe, generating savings of over US$3.5m on behalf of the client.

The Assignment

Retained to undertake a lease renewal vs relocation exercise. 


The Challenge  

The client had been in occupation of the existing premises for over 15 years and whilst the building was technically poor it was in an excellent location and as such there was resistance around a relocation. The Landlord assumed the same and their negotiation approach reflected this.


The Result  

Following lengthy lease renewal negotiations and having undertaken a thorough arm's length evaluation of all potential relocation options, a new lease on 75,000 sq ft was signed for a brand-new grade A building in Kowloon offering raised floors, and zonal air-conditioning, with suitable existing fittings.  

A highly flexible lease package was secured providing handback options on 33% of the leased area over the initial term of the lease as well as a tenant's option to renew. In addition, the Landlord agreed to waive the market standard reinstatement clause thereby saving the client over US$2.5m in liability.

Retained to acquire a commercial investment asset on behalf of a private Asian investor.


The Challenge  

The client had 2-3 cities earmarked in UK & Europe with certain WALT and tenancy requirements.


The Result  

After extensive research, the client was presented 4 different commercial options with satisfactory WALT and tenant covenants.  

A successful appraisal and acquisition approach was presented to the client within a period of 5 months.
